This Evanston ranch house underwent a multi-phase expansion. Phase 1 renovated the basement into a multi-use space, including a guest suite with full bathroom, home theater, playroom for children, craft room, laundry room, and utility space. All pipes were replaced and a instant hot water heater installed to improve the efficiency of the water heating. The house was fully weatherized and insulated. Closed-cell spray foam insulation was added to exterior walls, the basement finished floor was laid over a layer of insulation, and the rim joists and top plates were sealed and insulated. All windows were replaced with high efficiency, triple pane, suspended-film glazing technology, and all lighting swapped out for LED.
Phase 2 involved the addition of a 2nd story over the full area of the house, plus an extension of the kitchen. The new roof was a long-lasting, light-colored metal standing seam roof. The 2nd story housed a master suite with walk-in closet and en-suite bathroom, two additional bedrooms, and a laundry/exercise room. All new walls and roof were insulated to levels exceeding current energy code requirements.
