Noyes Street

Designed for a long-time Evanston resident, this new two-story, single-family home balances thoughtful efficiency with bright, generous living spaces. The second floor includes three bedrooms and two bathrooms, including a built-in sauna. The first floor features a full bathroom and flexible rooms that allow the main level to function as a complete, independent living space that will allow the homeowner to age in place. Careful space planning optimizes the home’s overall size without sacrificing comfort, light, or usability.

The home integrates durable materials, high-performance insulation, cold-climate heat-pump heating & cooling, ERV fresh air ventilation, heat pump ventless clothes dryer, induction cooktop, energy-saving airlock mudrooms, WaterSense plumbing fixtures, in-line main flow monitor & automatic water shut-off switch, all-electric utility system, whole-house surge protection, and efficient appliances to support long-term sustainability. Skylights, double-height spaces, and sliding glass doors on both levels bring daylight deep into the home, creating a dynamic and engaging interior. Flexible, multi-purpose rooms easily adapt to changing needs and different users over time. At the rear, expansive sliding doors open to a deck, garden, and a new two-story garage.

The home was purposefully designed for accessibility, with wheelchair accessible exterior entries, all rooms are accessible, and the double-height space is designed to accommodate a future residential lift.
